Do you really buy homes for cash?

Yes, we do. The heart of our business is buying homes quickly, for cash and covering all expenses.

How can you afford to buy home for cash?

Home Genie is financed conservatively and we have access to funds through deep liquidity reserves. We have a proven track record in the purchase of homes for cash and are a genuine cash buyer.

What can I expect to get for my home?

This of course will vary depending on your situation, the location and condition of your home. We can offer up to 85% of the market value of your home. You will receive the full offer amount as all costs will be covered by us.

How quickly can you sell my home?

We aim to be flexible with your requirements but normally from the offer stage, it takes around three weeks to complete on the sale. However, in some situations (i.e. repossessions), we will arrange for a much quicker turnaround.

Are you regulated?

We are members of the National Association of Property Buyers, which is committed to providing the highest possible standards in the property buying sector. We are also both registered and follow the Code of Practice of The Property Ombudsman.

What type of homes do you buy?

We buy all types of property from flats to larges houses to homes in a state of disrepair. We are only able to buy homes in the UK and Wales but have purchased properties in both towns and cities as well as rural locations. We occasionally purchase commercial property but our main focus is residential.

Will it cost me anything to sell my home with you?

Absolutely not –  all costs are covered by ourselves. You will receive the full offer amount.

How do the valuations and the offers work?

There are two stages – the provisional and the formal offer stage. We do not expect any commitment from you until you have agreed to the formal offer. The provisional offer will be based on the information provided to us by our team of underwriters who have specialist software and up to date property market data. On acceptance of the provisional offer, the formal offer will be made based on independent valuations from estate agents local to the property.

What happens after the formal offer acceptance?

Your property will be matched to the most appropriate adviser (i.e. the adviser with the most experience at selling your type of property). Your adviser will be your main point of contact and will be the person who guides you through the process to completion and the transfer of funds.

Can I get an advance on the money?

Yes you can. Once contracts have been exchanged we can release 10% of the offer amount.
